Your Choice Matters: Vote to Keep Our Community Strong

Dear WTC MUD 1 Residents,

 

On Tuesday, November 5, 2024, as a valued member of our community, you have an important opportunity to vote on matters that impact the future of our district and your property values.

 

On Election Day, you’ll be asked to elect two MUD directors. My colleague, Carrol Norrell, and I are running to represent a vision for the district that includes proactive and thoughtful enforcement of AMW restrictive covenants. Our opponents, Ms. Fabre and Ms. Kimble, along with Director Flores, have expressed a different approach. They propose enforcing only certain “health and safety” restrictions, aiming to save district funds and to protect residents from what they describe as “the tyranny of the majority.” While we respect their perspective, Carrol and I believe that upholding all of AMW's restrictive covenants is essential for maintaining the integrity and value of our neighborhood—similar to what other communities, like Lakeline Oaks, Hunters Glen, and Volente Hills, have chosen to do.

 

We’re committed to ensuring that the district’s resources are used wisely and effectively. I’m confident that carefully enforcing our covenants could help maintain or even increase property values across AMW, far outweighing the investment required for enforcement. Our district has already seen the benefits of covenant enforcement. In fact, at the October MUD meeting, a realtor with 37 years of experience in our area shared that neglecting covenant enforcement often leads to declining property values, which can be difficult to recover from.

 

Our opponents have suggested that individual neighbors could take each other to small claims court to resolve disputes instead of relying on MUD enforcement. However, this approach may be challenging, as most people hesitate to take legal action against neighbors. The realtor also noted that Texas legislators have empowered MUDs to enforce these covenants for a reason—to help preserve neighborhood standards and property values.

 

While Ms. Fabre and Ms. Perkins advocate for reducing expenses on covenant enforcement to “protect the little guy,” Carrol and I believe there are better ways to save the district money—such as avoiding costly, unnecessary lawsuits against the MUD. Additionally, the idea that enforcing covenants could lead to unfair treatment of residents isn’t supported by any evidence in our community.

 

In short, our property values are strong today because of MUD enforcement of these covenants. Let’s keep property values high and our taxes low. We kindly ask for your vote on Tuesday, to continue supporting responsible covenant enforcement. Please vote for Chris Rocco and Carrol Norrell.
